We
are in the "buyers" market!
What
does that mean for home sellers? When there are more homes for
buyers to choose from, the market becomes more competitive. It
becomes critical that your home shows as well as possible
(“staging”) and that the asking price is carefully
established to be sure it is competitive with other similar homes in
the area in the current market.
In a “buyers market”, homes that are “staged”
well and priced competitively will sell first and those that are not
“staged” well or are not priced competitively will stay on

Absorption Rate is an index used by the National Associations of
Realtors® (NAR, www.realtor.org)
to describe the condition of the real estate market. It reflects
both of the number of homes that are on the market and the average
length of time for the homes to sell. Absorption Rate is defined
as the number of months it will take for the supply of homes that are
available at a given point in time to sell. An increase in the
absorption rate remains that there are more homes for sale and they are
taking longer to sell. The Absorption Rate will vary by
geographical area, by asking price range, and by other variables such
as the number of bedrooms and home style.
The National Association of Realtors believes the Absorption Rate
defines the overall market condition as described below:
